How to choose a facade renovation contractor in Cyprus
What can be verified about a facade contractor in Cyprus, what a comparable quote itemises, and the access and repair questions that move the price.

A facade quote in Cyprus is priced by access and by diagnosis long before it is priced by coating. Two blocks of similar size on the same street can differ by a factor of three, because one can be scaffolded from the pavement and the other cannot, and because one has sound render under the paint while the other has spalling concrete at every balcony edge. Four things can be established before any of that is agreed: that the company is a legal entity, that its contractor registration covers works of this value, that its liability cover is in force for work at height, and that it has finished comparable blocks nearby long enough ago for the result to show.
What can actually be verified
The company. The Registrar of Companies is a public register: legal name, registration number, incorporation date and standing. A management committee about to commit a block's reserve fund should read the register entry rather than the letterhead.
The registration class. Building and technical works contracting is a registered activity in Cyprus, granted by category and by class, and the class limits the value of works a contractor may lawfully undertake. A villa recoat sits inside a modest class. A twelve-storey block in Limassol taken as one contract may not.
Insurance, read for work at height. Public and employer's liability, current across the programme dates. Scaffold stands over pavements, cars and planting, so the sums insured should relate to what stands below the elevation rather than to the value of the coating.
Completed elevations, with addresses. Facade work is unusually easy to check, because the product is visible from the street. The useful request is not last winter's job but two or three blocks finished three to five summers ago. Coating failure, cracking at movement joints and rust staining below balcony edges appear in the second and third year.
Registrations that matter
Like-for-like repair and recoating is maintenance. Cut out failed render, prime, coat, repair balcony edges, reinstate drainage outlets, and the job proceeds on the contract alone.
The line is crossed when the envelope, the appearance or the structure changes. Enclosing balconies, altering openings, adding fixed shading, or adding external insulation that thickens the envelope each require drawings certified by an ETEK-registered engineer or architect, and each engages the permit chain. The application is made in the owner's name, so a contractor offering to handle the permits is handling someone else's application while the exposure stays where it started.
Balcony edge repair that exposes reinforcement is a structural repair, and its specification belongs to a civil engineer rather than to whoever applies the coating: the difference between a patch and a repair is whether corroded steel was treated and cover restored. Enclosing balconies remains the most common unauthorised alteration on Cypriot apartment stock, and doing it while the scaffold is up creates a title discrepancy that surfaces when a buyer's lawyer compares the permit drawings against what is standing.
Ownership works differently from a private house. In a jointly owned block, external walls and balcony structure are common property: the decision, the appointment and the apportionment run through the management committee under a general meeting resolution, and each owner's share follows the share registered against the unit. Separately, scaffold on a public pavement generally requires municipal permission to occupy the highway, with a duration attached, so an overrun on the programme becomes an overrun on the permission.
Questions to ask
What is the diagnosis, and who carried it out?
A facade is surveyed before it is priced: tapping the render for hollow areas, checking cover to reinforcement at balcony edges, establishing whether cracks are live. A contractor who priced the elevation without touching it priced a guess, and the guess gets corrected as a variation.
What access method is priced, and for how long?
Scaffold, mast climber and rope access carry different costs and limits — rope access cannot support heavy render repair, and scaffold needs somewhere to stand. On the hillside plots above Peyia, access roads limit the vehicle size that can reach the property at all. Access is often the largest single item in the quote and should carry a stated duration.
What repair allowance is included, and how is it measured?
Render repair belongs in the quote as a provisional quantity in square metres, balcony edge repair in linear metres, each with a rate for work above or below the allowance and remeasured once the substrate is open. A lump sum with no stated allowance is not a fixed price, it is a dispute with a number on it.
Where does the balcony scope stop?
Balconies carry the structure, the membrane under the tiles, the drainage outlet, the railing fixings and the edge detail, often split across trades. On the seafront at Kato Paphos, salt-laden air makes galvanised and marine-grade fixings standard rather than an upgrade, and ordinary fixings are cheaper for a reason that shows within two summers.
A contractor who works the area raises local conditions unprompted. In central Limassol, rapid high-rise development has concentrated demand on balcony waterproofing and facade maintenance, with wind loading and lifting constraints on top. Around Strovolos the stock is largely 1970s to 1990s apartment blocks, where render systems and balcony details have reached the end of their first cycle. Inland Nicosia has the widest temperature range on the island, which puts more movement into a facade. In parts of Pissouri, known ground movement means cracking may be structural, and a survey should establish that before anything is coated over.

Indicative range compiled from published sources, not a quote. It shows the level those sources report for this kind of work, not what your job costs. Only a site visit and a written quote for your actual scope produce a real figure. Sources compiled 2026-08-02.
Those figures are read from the price index at page load, so they stay current. The published range runs from roughly €55 to €175 per square metre, mid-point near €95, covering render repair, coating and balcony edge detail. What moves a job through it is the access method, the proportion of render needing cutting out, whether balcony edges have exposed reinforcement, and the height of the building.
One decision takes a job out of the band entirely. Adding external insulation while the access is up turns a facade renovation into an energy retrofit, and the recorded retrofit band runs from roughly €120 to €380 per square metre, mid-point near €210, for insulation, glazing and plant as one package. That belongs in the tender rather than in a variation.
A comparable quote contains:
- The measured area, elevation by elevation, stating whether openings were deducted. This is the commonest reason two facade prices look further apart than they are.
- Access as its own item, with the method and the weeks it may stand.
- Repair quantities as provisional sums, with rates for remeasurement.
- The coating system named by manufacturer and product, not described as a type. A system warranty is normally conditional on the applicator holding that manufacturer's approval, which is itself a document.
- Preliminaries itemised: municipal permission, protection of vehicles and planting, waste removal, water and power, supervision, insurance.
- Balcony scope separated from wall scope, including railings and drainage.
- Exclusions listed, VAT shown separately, permit position stated.
- Payment tied to verifiable stages — scaffold erected, repairs signed off, first coat, final coat and scaffold struck — never to calendar dates.
- Retention and a defects period spanning at least one summer and one wet season.
The same written scope, with the same measured areas, goes to every contractor invited to price. Three quotes built on three different measurements are three different jobs.
Warning signs
A rate per square metre quoted without the building having been seen. The diagnosis is the job, and a price offered before it is a price that will change.
A lump sum with no repair allowance stated. When the substrate opens, the quantity of failed render is whatever it is, and a quote that never said how it would be measured has left that to the party holding the invoice.
An offer to wash and coat over hollow or debonded render. It looks correct for two summers, fails from underneath, and the second attempt pays for access twice.
A large payment demanded before the scaffold goes up, with no invoice and no stage attached. This is the failure mode that costs Cypriot property owners the most money and the easiest one to avoid.
Also: scaffold proposed over a public pavement with no mention of municipal permission, a warranty issued by the contractor rather than the manufacturer, no written contract, no employer's liability while a crew works at height, and a price that falls if the invoice is skipped — that discount is the owner's VAT position, evidence and recourse, sold back at a discount.
Common questions
How often does a facade need doing?
The interval is set by the system and the exposure rather than by the calendar. Coastal south-facing elevations age fastest, because salt, ultraviolet exposure and thermal movement act together, and the seafront stock in Kato Paphos and central Limassol shows it first. The trigger is evidence rather than age: crazing spreading, colour loss to a chalky surface, rust staining below balcony edges, or render sounding hollow when tapped.
When in the year should facade work be programmed?
Shoulder months, for substrate temperature reasons rather than comfort. Coating manufacturers set application windows by substrate temperature and humidity, and a south-facing wall in a Cypriot summer sits outside them for much of the working day. Seasonal properties in the Famagusta district compress work into November to March for a different reason — the rooms are occupied the rest of the year — so winter availability there is committed well ahead.
How should a contractor from another district be assessed?
By travel cost and by familiarity with the relevant municipality. Distance sits inside day rates whether or not it appears as a line: a property in Polis Chrysochous is served from the contractor base in Paphos, and that travel time is in every quote received for it.
